The seller had purchased the property less than a year ago, in November, 2017, for $1.75-million. Listing agent Paul Albrighton marketed the property, east of Gastown in Railtown, to buyers seeking both residential and commercial space. An offer was received after three days and the property was sold after three weeks of due diligence on behalf of the buyer.
“The market responded quickly, as it is a rare type of property with direct street access and flexible zoning, allowing for a variety of uses,” Mr. Albrighton said.
What they got
The one-bedroom, two-bathroom ground-level loft is mostly open space with concrete floors and is the size of a house, at 2,764 square feet. The Edge building is zoned for live/work spaces and has metal and wood shops, a pottery room and gym. The listing includes $65,000 of architectural renderings. It comes with three parking stalls.

“The market this past season has seen an overall decrease for the number of sales. However, unique properties are still selling well,” Mr. Albrighton said. “With incremental price increases, demand remains relatively strong for certain properties that offer potential, or particular uses.”
